Russell Galley, the managing director of Halifax, said: “While we shouldn’t read too much into any single month, especially as the fall is only fractional, a slowdown in annual house price growth has been expected for some time. Leading indicators of the housing market have recently shown a softening of activity, while rising borrowing costs are adding to the squeeze on household budgets.”

Galley also said: “Looking ahead, house prices are likely to come under more pressure as those market tailwinds fade further and the headwinds of rising interest rates and increased living costs take a firmer hold. Therefore, a slowing of annual house price inflation still seems the most likely scenario.”

Is the housing market easing?

Anthony Codling, the chief executive of the property data firm Twindig said: “The key housing market lead indicator, mortgage approvals, has fallen for the last five months in a row, which implies that housing market activity is easing. While house prices may fall during the second half of 2022, we still expect house prices to be higher at the end of the year than they were at the start of it.”

According to Rightmove, as of the end of August 2022, house prices in Victoria are faring as:

According to Rightmove, again as of the end of August 2022, house prices in Croydon are as follows:

Properties in Croydon had an overall average price of £390,830 over the last year.

The majority of sales in Croydon during the last year were flats, selling for an average price of £275,750. Terraced properties sold for an average of £418,350, with semi-detached properties fetching £514,479.

Overall, sold prices in Croydon over the last year were 3% down on the previous year and 5% up on the 2018 peak of £372,552.”
