We have a lot of advice for landlords if you are letting to families, but one of the most important pieces of advice is don’t have carpets. Young children can be a joy and a blessing, but they can also be very messy! It is inevitable that a household with youngsters will endure a few bumps and scrapes along the way.

As a landlord, you want to provide a welcoming atmosphere and environment for families. However, you also want to create an environment that keeps your home in excellent condition. Of all the ways that toddlers and children can damage a property, stains and damage to flooring is amongst the most expensive to repair, and unsightly to look at.

Kids can damage homes through play and having fun

A study undertaken by Selco Builders Warehouse suggests the age where kids do the most damage to a rental property is between the new-born state and being three years old. The survey even uncovered some parents admitting that the contents of their child’s nappy was responsible for staining the carpet! That is something most landlords would rather not think about or consider.

Of course, there is a wide range of ways that damages can occur when you have children in the house, with the following items listed as common culprits:

  • Children’s drinks were the most commonly cited factor in damaging flooring
  • Ink often damages floors of a rental property when you have kids at home
  • Paint is another substance that can damage flooring
  • Cosmetics can damage the great look of a floor
  • Food is also a common feature staining floors when kids are around

Carine Jessamine of Selco Builders Warehouse, spoke about their survey, saying; "The research shows parents everywhere have to deal with serious spillages. Everyone accepts children are going to have incidents when they are growing up, but when the repair bill can drift into the thousands it can prove costly for parents. Carpets are clearly the worst type of flooring for damage and stains from a child’s activities.”

Many spillages occur in the bedroom

The bedroom is the room where most damage occurs in the house, with 39% of spillages happening in this room. The next room which features a lot of spillages is the dining room and kitchen. Given the busy and messy nature of meal time, this outcome will come as no surprise to any parent.

While all types of flooring can be affected by stains, there is no denying carpets are the worst material when it comes stains and damage from kids playing or enjoying themselves. These substances are more resistant to the mess and stains caused by kids, and they are far more hard-wearing.
