The majority of our properties are managed, and we have significant experience successfully managing properties for clients.

 

We take a flexible, though hands-on, approach to management and would be happy to discuss with you your particular needs and preferences so that we can tailor our service exactly to your requirements.

A brief outline of our standard management packages:

 

Rent Management:

  • We’ll check that your property meets current legislative requirements
  • We’ll market your property
  • We’ll secure and reference your new tenant
  • We’ll provide Letting Centre approved Assured Shorthold Tenancy paperwork
  • We’ll conduct a professional check in and provide a professional inventory
  • The security deposit for the flat will be lodged in our scheme with The Deposit Protection Service
  • We’ll collect and monitor the rent on your behalf, with statements and payment to you made on an agreed schedule
  • We’ll contact you to let you know about legislative changes that might affect you and remind you about tenancy renewals.

Our full management fee is 10.00 % + (12.00 %) VAT

 

Full Management:

In addition to all the services offered under the rent management option

  • We’ll handle all maintenance in the flat and are happy to either use your own preferred contractors or draw from our own extensive pool of trusted tradespeople
  • We’ll conduct bi-annual management inspections in order to monitor the condition of the property and ensure tenants are adhering to the terms of their agreement
  • We’ll negotiate renewals, ensuring the best rents are achieved
  • We’ll continue to ensure your property meets all ongoing legislative requirements (such as annual gas safety inspections etc.)
  • We’ll conduct professional check outs of all tenancies and handle any deposit disputes that might arise from this

Our full management fee is 12.5 % + (15.00 %) VAT

 

Premium Management:

In addition to all the services offered under the full management option.

  • We’ll provide an annual Gas Safety Certificate (GSC) for your property included in our fee
  • We’ll provide an Energy Performance Certificate (EPC) included in our fee
  • We’ll provide an Electrical Safety Certificate (ESC) included in our fee
  • We’ll provide a rent guarantee through an insurance provider, so that you will never be left out of pocket.

Our premium management fee is 15.00 % + (18.00 %) VAT

 

Let Only

Our office is happy to provide let-only services, and this includes the following:

  • We’ll check that your property meets current legislative requirements
  • We’ll market your property
  • We’ll secure and reference your new tenant
  • We’ll provide Letting Centre approved Assured Shorthold Tenancy paperwork
  • We’ll conduct a professional check in and provide a professional inventory
  • We’re able to lodge the security deposit for the property under our scheme on request.
  • The tenancy is then yours to manage for its duration – though we’ll contact you to let you know about legislative changes that might affect you and remind you about tenancy renewals!

Our let only fee is 7.5% + (9.00%) VAT of the annual rent or the length of the contract.

 

Guaranteed Rent:

We also offer a range of Guaranteed Rent options, including insurance and agency backed options. Please contact our office for more information.
